South Gippsland Shire Council (SGSC) is the Committee of Management for four Crown Land Caravan Parks, including The Long Jetty Foreshore Caravan Park at Port Welshpool.

Otium Planning Group Pty Ltd (OPG), through its former affiliate company SGL Consulting Group Pty Ltd (SGL), and in association with Michael Smith and Associates Landscape Architects (MSA) completed a review of the Long Jetty Caravan Park including the site, facilities and business performance.

The review also considered the local area tourism profile review as well as Caravan Park Industry trends.

The outcomes of the review included:

  • Market analysis and provision of a Future Park Management and Business Strategy Plan to improve the parks’ long-term commercial viability, including identifying the park’s strengths and opportunities.
  • A detailed Future Development Plan, which also considered requirements of the 2011 State Government Crown Land Policy.
  • Provision of a  full cost-benefit analysis for a range of capital improvement and upgrade options, including the type and style of accommodation offered, amenities, grounds, facilities and other value-add services aimed at enhancing the visitor experience. A capital expenditure implementation strategy was also developed.

The issues raised in the review would also help to guide future caravan park redevelopment opportunities at the network of SGSC Council Caravan Parks.
